Getting Started
Where does Bark and Build work?
We're based in Redwood City and build throughout San Mateo County and the greater San Francisco Peninsula — including Belmont, San Carlos, San Mateo, Portola Valley, Menlo Park, and the surrounding communities. If you're nearby and not sure whether you're in our area, just ask.
Are you licensed and insured?
Yes. Bark and Build Builders is a fully licensed California design-build contractor (CSLB License #1119304) and carries full liability and workers' compensation insurance. You'll always be working with a properly licensed, bonded, and insured team.
How do I get started, and is the consultation free?

What types of projects do you take on?
We handle kitchen and bathroom remodels, whole-home renovations, room additions and home expansions, ADUs (detached, garage conversions, and junior ADUs), ground-up new construction, and decks and hardscaping — all under one design-build roof.
Our Process
What is “design-build,” and why does it matter?
Design-build means one team handles your project end to end — design, engineering, permitting, and construction — instead of you hiring a separate architect, engineer, and contractor and coordinating between them. It keeps design and budget aligned from day one, prevents the finger-pointing that happens when trades hand off to each other, and typically saves weeks or months.
Who manages my project day to day?
Every project is run by a dedicated project manager who coordinates our in-house crew, schedules inspections, orders materials, and keeps you updated. You'll always know exactly who to call.
Do you handle permits and inspections?
Yes. We prepare and submit the plan sets, pull the required permits, and schedule and meet inspectors at every milestone. Navigating the local building department is part of the service — not something we leave to you.
Do you use in-house crews or subcontractors?
We maintain a 25-person in-house crew for the core trades, which gives us tighter control over quality and scheduling. For specialized scopes we bring in vetted, licensed partners we've worked with for years, all coordinated by your project manager.
How long will my project take?
It depends on scope. A bathroom might run a few weeks; a full kitchen is commonly 8–12 weeks of active construction; ADUs and additions run several months once permitted. Design and permitting happen before construction and vary with the city's backlog. You'll get a realistic schedule with your proposal.
Pricing & Payments
How much will my project cost?
Every home is different, so a firm number requires an on-site evaluation. As rough 2026 benchmarks: cosmetic kitchen refreshes often start around $25,000, mid-range kitchens run $50,000–$85,000, and structural or high-end kitchens $90,000+. How does the estimate process work?
After the free consultation and site visit, we assess structural, electrical, and plumbing conditions, discuss finishes, and prepare an itemized proposal so you can see exactly where your investment goes — no vague lump sums.
How are payments structured?
Payments follow a milestone schedule tied to progress — for example, at contract signing, at key construction phases, and at completion. California law limits upfront deposits, and we'll walk you through the full schedule before any work begins.
Do you offer financing?
Many homeowners fund projects through home equity lines of credit (HELOCs), renovation or construction loans, or cash-out refinances. We're happy to point you toward common options, though financing itself is arranged through your lender.
What happens if something unexpected comes up mid-project?
Older homes sometimes hide surprises — outdated wiring, failing plumbing, or framing issues behind the walls. We recommend a 10–15% contingency, and any change in scope is documented in a written change order with clear pricing before we proceed. No surprise charges.
Remodels & Additions
Can you remove a wall to open up my floor plan?
Often, yes — but if it's load-bearing, it requires engineered plans and proper structural support (such as a steel or LVL beam). We handle the engineering and permitting so the ceiling stays flat and the structure stays safe, which is especially important in our seismic region.
Can I live in my home during the remodel?
For many kitchen, bathroom, or single-room projects, yes — we set up dust containment, protect your floors, and seal off the work area. For whole-home or larger structural work, it's sometimes easier to relocate temporarily. We'll advise honestly based on your scope.
Do you help with design and material selection?
Yes. Design is built into our process — we help with layout, finishes, cabinetry, tile, fixtures, and lighting so the selections fit both your style and your budget before construction starts.
What's involved in a room addition?
Additions expand your footprint, so they involve foundation work, framing, roofing, and tying new systems into the existing home — plus zoning, setbacks, and permits. We manage the whole sequence from feasibility through final inspection.
ADUs & New Construction
Do you build ADUs, and what does one cost?
Yes — detached ADUs, garage conversions, and junior ADUs. Detached units typically run $400–$600 per square foot, with a 600–750 sqft unit commonly landing around $240,000–$450,000 all-in. Our ADU construction guide has the full breakdown.
How long does an ADU take?
Plan on roughly 6–15 months end to end — about 1–3 months for design, 1–3 months for permit review, and 4–9 months for construction, depending on the type and the city's backlog.
Do you handle ADU permits, engineering, and Title 24?
Yes. Structural engineering, Title 24 energy modeling, and a coordinated plan set are all part of our process — done up front so your project clears plan check the first time instead of stalling on revisions.
Do you take on ground-up new construction?
Yes. We've delivered new construction from foundation to finish, coordinating every trade in-house under one project manager — the same design-build accountability, scaled to a full home.
After the Build
Do you offer a warranty?
Yes. Our workmanship is warrantied, and manufacturer warranties apply to the products and appliances we install. You'll receive the details in writing with your project documents.
What does the end of a project look like?
We finish with a detailed walkthrough and punch list, address any final items, complete a thorough clean-up, and make sure every inspection sign-off and Certificate of Occupancy (where applicable) is in hand before we call it done.
Will my remodel add value to my home?
Quality kitchen and bath remodels and well-designed ADUs are consistently among the strongest returns in the Bay Area — both in resale value and, for ADUs, ongoing rental income. Condition and craftsmanship matter as much as the finishes.
